The bottom line is to make a good offer, ensure your earnest money is reasonable and not ridiculously low and don’t put so many contingencies in place that will cause a seller to run for the hills. I get that all buyers want to get a good deal, after all who doesn’t? However in a competitive market, don’t mess around if you really want a house!
